Outcome: Post-war home on 607m2 secured at auction under the revised budget (>$40k).
Initial search: Following a period of sourcing and inspecting properties both within budget and the required school catchment, it became increasingly clear our clients were not going to settle for a property that didn’t match the quality and comforts of the new-build they had recently completed in a neighbouring suburb.
Strategic Pivot: Recognising the need to adjust our approach, we suggested shifting the focus to securing a property within the school catchment that could be demolished, allowing our clients to build their dream home from the ground up.
Outcome: The purchase of a post-war home within a highly desirable pocket of Ashgrove, St John’s Wood. The home was purchased below budget at auction, providing additional financial flexibility. The property has since been cleared, and plans are underway to construct a custom-built home, tailored to our clients' specific needs.
